PROPOSED NEW DWELLINGS TO BE BUILT ON AUCTION HOUSE PUB CAR PARK

We the undersigned petition the Council to deny planning permission for the building of two new three bed dwellings on the car park of the Auction House pub (previously the Bell Inn) on Station Avenue in Tile Hill. In 2018 twenty car parking spaces at this public house were sacrificed to build two new three bed dwellings facing onto Conway Avenue by the then owners of the public house (a property investment company) leaving forty four car parking spaces remaining. This new application will further reduce the car parking capacity to just nineteen spaces. In view of the number of planning documents that are still not available to download on the Council's web site for this application we also petition the Council to extend the current deadline of 28th August 2025 for commenting on it from the date the missing documents are uploaded.

This planning application, PL/2025/0001258/FUL, has been presented by the new owners of the Auction House public house (Punch Taverns) to build another two three bed dwellings on the carpark near the current entrance to the carpark with allocated parking for five vehicles. The proposed site plan indicates there will be nineteen car parking spaces remaining after this development is completed, down from the original sixty four spaces pre 2018. Should the public house change hands again in the future there is a real danger that the precedent that has been set will allow more new dwellings to be built on the car park. At what point does a lack of parking allow for the demolition of the public house itself, which is designated a Heritage Asset. The new managers of the Auction House, who have a long lease, have great plans for the pub but the significant reduction in parking spaces may adversely affect these plans. The poor performance of the public house in the past appears to have encouraged its owners to look for other ways to raise income.
