The Council’s own commissioned report by Cushman & Wakefield — the Purpose-Built Student Accommodation (PBSA) Market Study — confirmed what residents have been warning for years: Coventry already faces one of the most significant oversupplies of student accommodation in the entire county. Despite this, new PBSA developments continue to be proposed and approved without any clear, evidenced need.
We therefore call on Coventry City Council to act on the findings of its own study and to refuse any further PBSA developments or conversions — including the latest application linked to the University of Warwick — until a full and transparent reassessment of local housing demand has been completed, which has been developed in the 'Universities name' and impacted the whole city and certainly changed the landscape of Westwood Heath.
This particular proposal represents excessive and unjustified building, adding pressure to already congested routes in and around Westwood Heath, worsening road safety, and eroding the residential character of our community even further. The Council must prioritise balanced, sustainable planning that meets genuine local need, not speculative development for profit.
